The formula, worked through

M = P × r(1+r)ⁿ ÷ ((1+r)ⁿ − 1)

P = loan principal · r = monthly rate (APR ÷ 12) · n = months (years × 12)

  1. Convert the APR to a monthly rate: 6.0% ÷ 12 = 0.5% (0.005 as a decimal).
  2. Count the payments: 30 years × 12 = 360 months.
  3. Compute (1 + 0.005)³⁶⁰ ≈ 6.0226, then M = 300,000 × 0.005 × 6.0226 ÷ (6.0226 − 1).
  4. M ≈ 9,033.9 ÷ 5.0226 ≈ $1,798.65 per month (principal and interest only).
